Rental Policies

POLICIES REGARDING PGE PUBLIC SAFETY POWER SHUTOFFS (PSPS) AND PGE REPAIRS

 

If extreme fire danger conditions threaten or are anticipated to threaten or to be negatively impacted by the electric system serving West Marin, PGE may turn off electricity in the area in the interest of public safety. This is called a Public Safety Power Shutoff (PSPS).  Extreme fire danger conditions may include some combination of forecasted high or gusty winds, high temperatures, low humidities, poor overnight fuel moisture recoveries, etc.  PGE may or may not give advance notification of a PSPS. 

 

PGE Repairs happen at the discretion of PGE.  

 

If Highway One Properties is given advance notice that a power outage is planned during your rental period, we will notify you immediately.  

 

  • If you elect to delay your arrival until the PSPS or PGE repair is over, you will receive a prorated refund for every day that the power is out. 
  • If you elect to check in or are already here during the PSPS or PGE repair, you will receive a $50 refund for every day without power and be asked to sign a waiver* that limits the liability of Highway One Properties and the Home Owner.
  • NOT ALL PROPERTIES THAT ARE MANAGED BY HIGHWAY ONE CAN BE USED FOR AN EXTENDED POWER OUTAGE.  If you have rented a home that can not be used during a power outage, your check in date will be delayed and you will received a prorated refund for every night before you can check in.  If you have a short term rental, you may cancel your reservation entirely.

If the power comes back on during your planned rental period and you did not previously elect to receive a full refund:

 

  • You will be given a refund only for the days that you did not occupy the house. 
  • If have already checked in prior to the PSPS or PGE repair and the home owner will allow you to stay during the power outage, you will receive a $50 refund for every day without power

If there is a mandatory evacuation order in the area of your property for any reason, we will refund;

 

  • Any unused portion of rent from your current rental if you are already checked in.
  • Any unused portion of rent if you want to shorten your stay and/or check in after the evacuation order is lifted.
  • Any advance rents collected or deposited for a reservation that is scheduled to start during an evacuation period should you need to cancel.

* The waiver includes the following advisements:

 

  • Highway One Properties has no control over PGE's institution of a PSPS or planned PGE repair.
  • Certain features of your vacation rental may be adversely impacted by a power outage such as lights, wifi, appliance, hot tub, septic/plumbing, fire alarm systems, etc.
  • The lack of electricity may limit your use or make use of the property unsafe during the PSPS or PGE repair.
  • Highway One Properties is not responsible for any inconvenience, damage, or injury you may experience as a result of the PSPS or PGE repair during your rental period
  • Highway One shall not be liable for events beyond their control that may interfere with your stay, including but not limited to force majeure, acts of governmental agencies, fire, strikes, or inclement weather, including smoke from fires.  Only refunds as noted above will be given in those circumstances.

 

 

OTHER RENTAL POLICIES FOR NON EMERGENCY PERIODS

 

PRICES, AMENITIES, AND FEES ARE SUBJECT TO CHANGE WITHOUT NOTICE

  • We are open every day.  Hours Mon-Fri, 9am - 4pm and Sat-Sun, 10am - 4pm.
  • Arrivals and Key Pick Up: If you can arrive during office hours, you will come to the office at 3605 Shorline Highway to pick up your keys and rental packet.
  • After Hours Key Pick Up: It is essential you call our office (415.868.0288) during business hours for instruction on after hours key pick up.
  • All rentals are completely furnished. Bed linens & bath towels are provided- please bring your own beach towels, chairs, umbrellas.
  • Rates: Our agents will confirm the rate at the time of booking - rates are subject to change.
  • Large Groups or Parties: Our homes are all privately owned and are on septic systems. Large groups are not encouraged due to the limitations of the septic systems and the adverse impact on the home and the neighbors.
  • Check-In/Check-Out: Check-in is at 4:00 PM during Summer Season. Check-Out is at 10:00 AM during Summer Season. During the Non-Summer Season, early check-ins (2PM) and late check-outs (Noon ) will be accommodated when possible. All early check-ins and/or late check-outs must be approved by a Highway One rental agent.
  • Linens, Soaps, Toiletries, Firewood: Highway One Properties provides an INITIAL SUPPLY of bath soap, toilet tissue, dishwashing soap, dishwasher soap, and paper towels. Additional supplies are the responsibility of the renter. We also provide bed linens and bath towels (not beach towels) for each rental. Kindling is NOT provided; we suggest you bring duraflame fire starters or kindling.
  • Keys/Gate Cards: The rental packet will contain a key to the property. If the home is located in Seadrift, the rental packet will also contain a gate card and, if requested, a key to the tennis-court. Additional keys and gate cards may be provided upon request. All keys and gate cards must be returned to the Highway One Properties office on the day of check-out.
  • Payment Methods: Visa and MasterCard.
  • Rental Payment: 25% of the total rental payment is due upon booking, with the balance due 60 days prior to arrival. If the final payment has NOT been received by our office on the due date, your credit card will be charged. The rental payment consists of the rent, a 14% county tax on the rent, the cleaning fee, and a processing fee of 7%. For rentals booked within 60 days of arrival, the total rent is due upon booking.
  • As Califorina is always dealing wih the threat of drought, the Stinson Beach County Water District is continuing their policy of limited use. This means we must all adopt water conservation measures, such as short showers, not leaving the water running while brushing teeth, shaving, or dishwashing, and using the clothes washing machine very sparingly. Water overages in this District are very expensive and we thank you for your help in conserving this precious resource.
  • Damage to the Property: Highway One Properties does a walk-through to assess the condition of the property before and after each rental. Upon your arrival, if you find anything broken or out of the ordinary, please call our office to report it; otherwise you may be deemed responsible. As renters, you must assume responsibility for any damage that occurs at the property during your stay. Frequent examples are: stained carpets/furniture/walls, moving furniture and not putting it back, excessive garbage or garbage/recycle put into the wrong collection bins, umbrellas left open in the wind causing damage, unwashed dishes/pots/pans. A credit card must be used for payments and security deposit guarantee. You authorize Highway One Properties to bill your credit card for payments indicated, for any damages or extra cleaning. Invoices will be provided to you for all expenditures.  Your security deposit will be returned within 14 days of check out as long as the property is left in good condition.
  • Smoking: All of our rentals are nonsmoking homes. If you choose to smoke outside, we ask that you please keep the area clean.
  • Dogs: Some of our rentals allow dogs.  Due to the prevalence of allergies, Cats are not allowed at any of our rental properties. If you are bringing a dog, you must tell the agent at the time of booking. If a property allows dogs, only two dogs are allowed on the property at any time and there is an additional pet fee for each dog of $25/night capping out at $150/week for longer stays, along with an additional one time $50 cleaning fee. A $500 security deposit will also be taken. Dogs are not to be left alone on the property as they may bark and bother the neighbors. Any serious complaint by a neighbor regarding noise or failure to pick up after your pet may result in a $500 fine payable from the security deposit guarantee and/or you being required to vacate the property forfeiting the rental amount and cleaning fee.
  • RVs:  RVs are not allowed in Seadrift.  In all other parts of Stinson Beach, an RV is only allowed if there is adequate off-street parking for the RV, and the number of people in the RV added with the people staying in the house does not exceed the maximum sleeping capacity of the rental property.
  • Large Groups: Our homes are all privately owned and are on septic systems. Large groups are not allowed due to the limitations of the septic systems and the adverse impact on the home and the neighbors. The detailed listing for each home on the Vacation Rental Page gives the number of people that can sleep at a house, and you are normally limited to a maximum of half again this number for day use (Example:  Sleeps 10, an addiional 5 are OK for day use). Some exceptions may apply. Please inquire. Please note that failure to comply with this rule may result in a $500 fine payable from the security deposit guarantee and/or you being required to vacate the property forfeiting the rental amount and cleaning fee.
  • Cancellation Policy: All guest requested rental cancellations must be in writing and may be delivered in person, by mail, by email, or by fax to Highway One Properties. Refunds will occur as follows:
  1. Written cancellation received at Highway One Properties office 60 days or more before your Arrival Date: We will refund all monies paid to date, less a processing fee of 7%  or $115, whichever is greater.  
  2. Written cancellation received at Highway One Properties office 59 days or less before your Arrival Date: The rent and tax will be held on behalf of the property owner. Any amounts that we are able to recover as a result of re-renting the property during your contractual rental period will be refunded to you, along with your cleaning fee, but less a processing fee that is 7% of the total rent.
  • Force Majeure:  Should Highway One Properties be required to cancel your reservation due to force majeure (wildfire, earthquake, terrorist attack, or government mandated closure of short term rentals due to a pandemic) all rental fees paid will be returned, less a processing and handling fee of 7%.
